Rule 55 Transcription of Decree in Registry; Certificate of Title

When a court approves a decree of registration for a piece of land, the court's registrar must quickly send a certified copy of that decree to the assistant registrar at the bureau of conveyances. The assistant registrar then copies the decree into a special book called the registration book. Each property gets its own page or pages in this book, so every title has its own dedicated space.

This entry in the registration book becomes the official original certificate for that property. The registrar has to sign it, and it must carry the court's official seal to make it valid. Every certificate gets a number, and these numbers run in order starting from one, so each property title has its own unique, trackable record.
