When a property is sold or mortgaged through this type of court proceeding, the costs and fees from that process are taken out of the money generated by the sale or mortgage.

This means the people involved do not need to pay these court costs upfront out of their own pockets. The money to cover those expenses comes directly from the proceeds once the sale or mortgage goes through.
