Rule 3132 Setting aside sale

If you believe something went wrong with a sheriff's sale, you can ask the court to cancel it. You do this by filing a petition, which is a formal written request, before the property has officially changed hands. For personal property, this means before it is physically handed over. For real estate, this means before the sheriff signs and delivers the deed.

The court will look at your reasons and decide if there is good cause to cancel the sale. If the judge agrees, the court can order a new sale or take whatever other action seems fair given the situation.
