Rule 65 Pre-existing Sales Contracts; Changes

When someone dies and they had already signed a contract to sell property, the person handling their estate can go ahead and finish that sale without asking a judge for permission first. This keeps things simple when everyone is just following the original deal that was already agreed to.

But if the deal changes after the person dies, and those changes would meaningfully affect what the estate gets out of the sale, the personal representative can't just make that call on their own. They have to go to court and get approval first. This protects the estate and the people who are set to inherit from it, making sure no one changes the terms of a sale in a way that shortchanges them without a judge signing off on it.
