Art. 2340 Payment of debt prior to adjudication

If you owe money and the court has ordered your property to be sold to pay that debt, you still have a chance to stop the sale. You can pay off what you owe, including interest and court costs, directly to the sheriff before the sale actually happens.

This means the sale isn't final until the moment someone actually buys the property at the auction (called "adjudication"). Up until that exact point, you have the right to step in and pay the full amount owed. Once you pay the sheriff what's required, the sale gets called off and your property is safe.

This rule gives people facing a forced sale one last opportunity to protect their property. As long as you can come up with the full payment before the auction is completed, you can avoid losing your property altogether.
