§ 1514 Return and deed.

When property is sold through a court process (like a foreclosure sale), the sheriff has to report back to the court about how the sale went. The court then reviews the sale and decides if it was done properly.

If the court approves the sale, the sheriff can hand over an official deed to the buyer. But this only happens after the buyer pays the full purchase price, or works out an approved payment arrangement that the court agrees to. The deed is what officially transfers ownership of the property to the buyer.

This process protects everyone involved. It makes sure the sale followed proper procedures before the buyer gets legal ownership, and it makes sure the seller (or whoever is owed money) actually gets paid before the property changes hands.
