Rule 18.020 Caption

When someone files an eviction case in court, they need to fill out a caption at the top of the complaint. If the case falls under Oregon's Residential Landlord and Tenant Act (ORS chapter 90), the person filing must check or mark a box on the complaint that says "Subject to the Residential Landlord and Tenant Act."

This helps the court and everyone involved know right away whether special landlord-tenant laws apply to the case. These laws often cover things like notice requirements, tenant rights, and specific procedures that landlords must follow before removing a tenant.
